Work Scheduled Around Your Business, Not Ours
Commercial work has a constraint residential does not: the space has to keep operating. A repair that takes an office offline during business hours costs the tenant more than the repair itself. We schedule around that — evenings, weekends, or phased by suite.
We handle the recurring maintenance and the turn work that property managers and small business owners actually need done: repairs, paint, fixtures, common-area cleaning, suite turnovers between tenants, and the punch lists that follow a build-out.
One crew, one point of contact, one invoice. For multi-unit portfolios we can work from a standing scope so each suite turn runs the same way at an agreed rate without a fresh negotiation every time.

Commercial Services We Provide
Our commercial work is the same trades as our residential work, run on a commercial schedule and documented for owners and property managers.

Commercial Painting and Drywall
Suite repaints between tenants, common areas, corridors and exteriors. Drywall patching, texture matching and anchor damage repaired first, scheduled after hours where the space stays occupied.

Commercial scopes are written with the operating constraint in mind, not just the work itself.
- After-hours scheduling — Evenings and weekends where the space has to stay open
- Phased by suite or floor — So the whole building is never offline at once
- Written scope and firm price — Before work starts, with no surprise change orders
- Condition documentation — Photos before and after, for owners and tenant disputes
- Standing scopes — Agreed rates for recurring suite turns across a portfolio
- One consolidated invoice — Across multiple units or buildings
How the Process Works
No design centre, no showroom appointment, no six-week discovery phase. Here is how a commercial job job actually runs with us.
- Site walk — We look at the property and understand the operating hours and constraints.
- Written scope and price — Including when the work happens, not just what it costs.
- Scheduling — Around your tenants — after hours, weekends or phased.
- Execution — One crew, sequenced so occupied areas are disrupted as little as possible.
- Walkthrough — With you or your property manager, punch list closed on the spot.
- Documentation — Photos and invoice, formatted for owners or accounting.
What Commercial Work Costs in Dallas–Fort Worth
Commercial pricing depends on scope, square footage and access — and after-hours work carries a premium that we state up front rather than burying it.
For one-off repairs and suite turns we quote per job after a walk. For recurring maintenance or multi-unit portfolios we can agree a standing rate so budgeting is predictable across the year.
We will also be straight about fit. Small commercial, retail suites, offices and multi-family common areas are squarely in our lane. Large-scale janitorial contracts and ground-up commercial construction are not, and we will tell you that rather than take the work and subcontract it at a markup.
Anything open to the public carries accessibility requirements — door clearances, restroom layout, counter heights, ramp slopes. The 2010 ADA Standards for Accessible Design are the reference we build to on tenant finish-out and restroom work.
Frequently Asked Questions About Commercial Services
Can you work after hours or on weekends?
Yes, and for occupied commercial space it is usually the right call. We schedule around your business hours or your tenants so the space keeps operating. After-hours work carries a premium and we state it in the quote rather than adding it later.
Do you handle suite turnovers between tenants?
Yes. It is the same work as a residential make-ready run on a commercial schedule: repairs, paint, fixtures, flooring touch-ups, trash out and the final clean, sequenced so the suite is genuinely ready to show.
Can you work from a standing scope across multiple units?
Yes. For property managers with a portfolio we agree a standard turn scope and rate so each unit runs the same way without renegotiating. You get one consolidated invoice.
What kind of commercial properties do you work on?
Offices, retail suites, small commercial buildings and multi-family common areas. If you manage residential rental portfolios, our make ready services page is probably the better fit.
What do you not take on?
Large-scale janitorial contracts, ground-up commercial construction, and commercial HVAC or fire systems. We would rather point you elsewhere than take the job and mark up a subcontractor.
Are you insured?
Yes. PBA Services LLC carries liability insurance and can provide a certificate of insurance for your building or management company before work begins.
